Professional Asphalt Sealing & Repair, Done Right!

Don't fall victim to fly-by-night contractors who over-dilute asphalt sealers. Many asphalt contractors will try to sell you leftover materials from a previous job, saying your asphalt repair project is what they need to use up those materials. Oftentimes, they have diluted the material down to subpar level. The parking lot will look black for a few months but will immediately start fading. If your asphalt is more than six months old, it needs to be sealed!

Turn and look our way toward quality service and products instead! Our crew of asphalt professional only apply premium products that adhere strictly to the manufacturers’ recommendations.

We offer:

  • Road Maintenance
  • Crack Sealing
  • Asphalt Repair
  • Airport Runway Repair
  • Church Parking Lot Repair

Is It Time to Repair Your Parking Lot's Asphalt?

If your asphalt is more than six months old, it needs to be sealed! From the moment your parking lot or road asphalt pavement is installed, it starts to lose its flexibility. Over time, this loss leads to crack formation and potential potholes. Add environmental factors to the equation and your asphalt will lose its life quickly. Like wood, asphalt is porous, flexible, constantly exposed to elements, expensive and needs maintenance. We always recommend the best treatment: two quality coats of asphalt sealer and hot-pour crack sealing. Our routine maintenance and sealing program at Custom Pavement Maintenance and Safety will give you that cosmetic beauty and long-lasting pavement that you loved when it was new.

Infrared Asphalt Patching

Infrared Asphalt Repair is a unique and modern approach to asphalt patching. Infrared asphalt technology is an effective solution for critical repairs. This unique method blends hot-mix asphalt right in with the original and then compacts the area to create a seamless restoration. If you notice potholes, especially in high traffic areas, pavement heaving, uneven surfaces surrounding catch basins or rough surfaces in drive lanes or parking stalls it is a good idea to consider infrared repair.

The Process:

To begin the asphalt repair process, first the area to be repaired is swept or blown clean. This will remove all loose aggregates, sand and/or water from the surface. Next, the surface area will be heated to 325 degrees F for 5 to 10 minutes, depending on the depth, season, and existing aggregate (typically 1 to 3 inches).  Once the repair area has been heated, it will be raked to remove failed aggregate and a rejuvenator will be applied to replenish lost oils due to oxidation.  Additional material will be applied to the area, while raking and grading it to the proper level.  Once the fresh material is place, it will be compacted with a multi-ton vibratory roller and/or vibratory plate.

What are the Benefits to Infrared?

  •   Infrared rays allow deep penetration asphalt repair and reclaiming without causing burning, scaling, or separation of the asphalt from the aggregate.
  • Repairs can be done easily

  • Cost Savings- fewer raw materials allow Infrared Asphalt Repair Services to be a more affordable option.
  • Time Savings- the project is often able to be done in less time than traditional  asphalt resurfacing

Oil Spot Repair

Additionally, Custom Pavement is proud to offer Oil Spot Repair services. Oil spot repair involves the process of treating and mitigating unsightly oil stains on pavement surfaces. These stains not only compromise the visual appeal but can also weaken the structural integrity of the pavement over time. The process of removing the imperfections not only rejuvenates the pavement's look but also contributes to its longevity and durability, promoting a safer and aesthetically pleasing environment!

Asphalt Sealing

Cold-Tar Asphalt Rejuvenator

Cold-tar asphalt rejuvenator is a specialized treatment designed to restore and enhance the quality of aged or deteriorated asphalt surfaces. This rejuvenator is typically applied without heating, making it a convenient and cost-effective solution.  This revitalizes the asphalt, improving its flexibility, durability, and overall appearance!

Large Crack Repair - Polymer Sealant

At Custom Pavement, we exclusively use AMS’s Poly Patch for large cracks. Poly Patch is a polymer repair mastic material designed for repairing cracks which are too large for Crack Sealing, and distressed surfaces that are too small for repaving. Poly Patch will seal distresses and remain flexible.
Poly Patch is effectively used to level high manhole risers, depressed areas around inlets, bridge deck approaches, elevation discrepancies, utility cuts, raveled paving joints and more. It should not be used in areas which exhibit poor drainage, or highly distressed areas in need of base repair. Poly Patch has many benefits, it is not only a quick and permanent repair method but is also versatile in its applications and cost effective when used on proper candidates.

Parking Bumpers

Custom Pavement Maintenance & Safety can install or replace your speed bumps and parking stops with heavy duty options! Our use of professionally selected materials and attention to detail will leave you with an excellent new speed bump or parking stop!

Why should I install a speed bump in my parking lot?

Speed bumps are meant to slow down traffic and prevent accidents from occurring, so if you have consistent or heavy traffic coming through your parking lot, you really need to install speed bumps. Studies show that 22% of accidents are when pedestrians are hit by a motor vehicle in parking lots. Studies also show that areas that have speed bumps professionally installed see a 39% reduction in total collisions. When you think of the liability concern of an unsafe parking lot, it's an easy choice to install more barriers and speed bumps to protect your business and customers!

Why should I put parking stops in my commercial parking lot?

Parking stops are used for more than just stopping a rolling car. They're a barrier for a lot of issues around a parking lot, including keeping cars from overlapping into opposite parking spaces, keeping vehicles from bumping into each other and causing damage, and allowing space for pedestrians to move around cars without harm.

How often do I need to replace parking stops and speed bumps?

Due to everyday wear and tear, parking stops and speed bumps should be replaced every three years. While they can still function beyond three years, they are more likely to fail when you need them the most. By keeping your parking stops and speed bumps up to date and in good condition, you will be preventing damage to customers' cars and even your building!
